Philadelphia House Flip #7 - Bella Vista

The Bella Vista  project is located in a suburb of Philadelphia, by where I grew up.  This section of Delaware County is a 10 minute ride from the city.  We initially found this deal in September of 2009.  The property was a short sale - we submitted an offer of 180k which was rejected, along with my next two cash offers.  I decided to wait out the bank.

Philadelphia House Flip #8 - Latona

The Latona deal came to my attention through a friend of my mother. This property was owned by an amazing woman named Carmella. She is 96 years old and truly an inspiration. She sold us the home because she could just not manage it anymore. Carmella has since moved in with her daughters, who now take care of her.

Philadelphia House Flip #5 - Poplar

This is the first house I ever ripped apart and really put back together.  We bought this in spring 2004.  My wife and I owned the duplex next door at 165 Poplar and always wanted to have 163 as well.

Philadelphia House Flip #3 - Gerritt (second house!)

This property was purchased 7 doors down from Gerritt 1.  The family was so impressed with the work we did up the street that I knew could make a deal.  I had got the house under contract the same day they approached

Philadelphia House Flip #2 - Gerritt

Gerritt St. was brought to me by a friend of my cousin.  This was a little 2 bedroom house on a quiet street in the Irish section (Pennsport) of Philadelphia.  I picked up this house up for a cash price of 110k.  I projected a construction budget of 45k.  A private investor gave me the construction money for a 10% return.  I went over the planned budget, by another 10k.

Philadelphia House Flip #4 - Alder

I bought this property from the government.  It was a HUD home that sat on the market for over 200 days.  I came in and bought the property for 175k cash but I had to pay transfer tax on both sides.  In Philadelphia that is 2% for buyer and 2% for seller.  We agreed and started renovation on the home.

Philadelphia House Flip # 6 - Carpenter

We got this property under contract the first day it came out on market!  We submitted a full offer price of 179k with a 45 day closing.  This house is in a strong neighborhood in Philadelphia called Bella Vista.  This house was a total disaster and needed EVERYTHING!

Philadelphia House Fllp #1 - Turnbull

1 W. Turnbull was the first deal I did when we got home from Florida.  It took 6 months of looking at deals to re-learn the area, before I pulled the trigger.  I met with as many REO (Real Estate Owned) agents as possible, with a goal of ensuring that they know who I am and that I was a serious buyer. Then, I stumbled into the Turnbull deal.
